Our experienced lettings team will find you the perfect tenant for your property and will assist in all aspects of the letting process from the moment we are instructed through to the management and aftercare of your tenants.

Our local knowledge and expertise means we can provide you with an accurate valuation and advise you best on how to present your property to maximise each viewing. Once instructed we will arrange for photography and complete marketing details to reflect its best aspects and can also arrange for any minor works or decoration to be carried out if required.

Marketing

We advertise on major property portals, including Rightmove, Zoopla & Primelocation as well as through our own website. Our viewings are always accompanied by an experienced member of our team and any offers that are made are all subject to comprehensive and thorough credit and reference checks. We will also ensure the Right to Rent immigration legislation is complied with and evidence retained.

End of tenancy and re-letting

At the end of tenancy we will arrange for a professional inventory check out and schedule of condition to be carried out. Under our Full Management service we will contact both landlord and tenant in respect of any dilapidations noted and negotiate between both parties regarding any deductions to be made, and will administer the return of the deposit once satisfactory settlement has been agreed.

Paperwork and compliance

Firefly Property Services will ensure that all legally required documentation is in place and provided to the tenant along with proof of service prior to start of tenancy. We will prepare the tenancy agreement as part of our service, and ensure funds are in place at start of tenancy.

We use an independent specialist inventory company to check your tenant in at start of tenancy. They will provide a detailed inventory report and schedule of condition along with photos, they will also test the smoke alarms and read the meters and hand over the keys to the tenants – all of which will be recorded on the report and sent to the tenants for signing.

Peace of mind

Our dedicated Full Management service means we are always here to assist, giving you complete peace of mind from the start and throughout the duration of the tenancy. This includes ensuring the transfer of utilities into the tenant’s name and registration of the security deposit; we will also serve the required Prescribed Information if we are managing your property. As professional agents, we are members of The Property Ombudsman, and hold Client Money Protection.

Property management

We will ensure we receive rental payments monthly in advance, and pay you promptly, together with a detailed statement. We regularly keep in touch with your tenant in respect of any day to day queries or maintenance and arrange renewal of the tenancy agreement as required. We carry out property inspections every six months and provide you with a written report including photos and will arrange any necessary repairs or maintenance with our vetted and trusted contractors if needed. We also provide a 24 hour maintenance service should there be an emergency outside of office hours.

  • Rent
  • A refundable Tenancy Deposit (capped at five weeks rent for rent not exceeding £50,000 per annum or six week’s rent if greater)
  • A refundable Holding Deposit to reserve a property (capped at one week’s rent)
  • Novation, Variation of Assignment of Contract capped at up to £50 including VAT (or agents reasonable cost incurred if higher (which must be evidenced)
  • Surrender of Tenancy (covering the landlord’s costs in re-letting the property, all rent outstanding until a new tenant is found (up to the maximum outstanding rent on the tenancy)
  • Default Fees (lost keys or other respective security devices; late rent payment after 14 days rent was overdue capped at 3% above the Bank of England Base Rate (currently at 0.75%)
  • Utilities (water, gas or other fuel, electricity, sewerage); Communication Services (phones other than mobile phones, Internet, Satellite television); Council Tax; Green Deal charge (or any subsequent energy efficiency scheme)

We are pleased to advise that VAT does NOT apply to any of the above fees.
