The new Letting Guidelines require us to give full information regarding our charges for both Tenant and Landlord which are as follows:
Holding deposit £300.00.
Referencing £90.00 per tenant to include VAT.
Right to Rent Checks £18.00 per tenant to include VAT.
Check in charge £120.00 inclusive of VAT.
Tenancy Agreement £150.00 inclusive of VAT (Tenant’s share).
We use Deposit Protection Service (DPS) to hold the 6 week deposit – 8 weeks if you have pets.
Our redress scheme – we are a member of the Property Ombudsman.
We are a member of a Client Money Protection scheme Property Mark.
Tenant Find only:
Set up fee – £600.00, plus 100% of the 1st month’s rent (includes: valuation and marketing, accompanied viewings, pre-tenancy documentation, full referencing including credit check, right to rent check, collection of first month’s rent & deposit)
Letting & Full Management:
Set up fee – £600.00 plus 13% of the monthly rental (includes: valuation and marketing, accompanied viewings, pre-tenancy documentation, full referencing including credit check, right to rent check, collection of first month’s rent & deposit, rent collection, statements and arrears management, rent review and negotiations, management of routine property repairs and maintenance, end of tenancy deposit return process)
Tenancy Agreement – £150.00
Inventory & Schedule of Condition – from £144.00, dependent on size of property
Check in fee – from £120.00, dependent on size of property
Check out fee – from £120.00, dependent on size of property
EPC (if required) – £90.00
EICR (if required) – from £193.00 dependent on size of property
HSSRS (Housing Health & Safety Rating System) – from £48.00 dependent on size of property
Property Inspections (if required) including written report and photos – £90.00
Floor plan (if required) – from £48.00 dependent on size of property
Tenancy Renewal (if required) – £90.00
Duplicate Documents (if needed) – £90.00
