Firefly Homes Lettings Department is able to offer a three step service to their clients. This comprises a Tenant Find Service, Collection of Rent or Full Management. Our experience and local knowledge in the property field gives our Clients reassurance. For some, being a Landlord is a daunting prospect but through our guidance we can turn this into opportunity.

It is important to offer good quality accommodation whether it is a one bedroom property or mansion. Preparation is the key to being a good Landlord. Tenants are staying longer in their rented accommodation and after all it is their home during their tenancy. It has become extremely popular for purchasers to take advantage of renting a property whilst looking for their dream house.

The new Letting Guidelines require us to give full information regarding our charges for both Tenant and Landlord which are as follows:

  • Rent
  • A refundable Tenancy Deposit (capped at five weeks rent for rent not exceeding £50,000 per annum or six week’s rent if greater)
  • A refundable Holding Deposit to reserve a property (capped at one week’s rent)
  • Novation, Variation of Assignment of Contract capped at up to £50 including VAT (or agents reasonable cost incurred if higher (which must be evidenced)
  • Surrender of Tenancy (covering the landlord’s costs in re-letting the property, all rent outstanding until a new tenant is found (up to the maximum outstanding rent on the tenancy)
  • Default Fees (lost keys or other respective security devices; late rent payment after 14 days rent was overdue capped at 3% above the Bank of England Base Rate (currently at 0.75%)
  • Utilities (water, gas or other fuel, electricity, sewerage); Communication Services (phones other than mobile phones, Internet, Satellite television); Council Tax; Green Deal charge (or any subsequent energy efficiency scheme)

We are pleased to advise that VAT does NOT apply to any of the above fees.

LANDLORD SERVICES AND FEES

Tenant Find only:

Marketing and set up fee – £600, plus 100% of the first month’s rent (includes: valuation and marketing, accompanied viewings, pre-tenancy documentation, full referencing including credit check, right to rent check, collection of first month’s rent & deposit)

Tenant Find and Rent Collection:

Marketing and set up fee of £600.00, plus 8% of the gross rental value (includes: valuation and marketing, accompanied viewings, pre-tenancy documentation, full referencing including credit check, right to rent check, collection of first month’s rent & deposit, rent collection, statements and arrears management)

Tenant Find and Full Management

Marketing and set up fee of £600, plus 10% of the gross monthly rental value (includes: valuation and marketing, accompanied viewings, pre-tenancy documentation, full referencing including credit check, right to rent check, collection of first month’s rent & deposit, rent collection, statements and arrears management, rent review and negotiations, management of routine property repairs and maintenance, end of tenancy deposit return process)

Gas Safety Certificate   £90.00

Electrical installation condition report (EICR)   From £193.00

Energy Performance Certificate (EPC)   £85.00
